Role Description Are you a detail-obsessed mortgage professional who thrives on accuracy, communication, and getting things done right the first time? Join our client’s team as a Mortgage Loan Closer and take ownership of the final and most critical stage of the loan process—ensuring every closing is executed flawlessly and on time. Please note: This is a remote/work from home position. Key Responsibilities - Serve as the primary point of contact between clients and settlement agents throughout the closing process. - Review, validate, and input loan data into mortgage origination systems to generate closing documents. - Prepare and review final closing packages and Closing Disclosures (CDs) for accuracy and compliance. - Verify disbursement of funds, completion of signatures, and integrity of the final loan package. - Release and track closing documents to settlement agents. - Collaborate with title companies to review, balance, correct, and approve CDs across a wide range of loan types: BOND, VA, FHA, ARM, TXHE, TX A6, 50(f)(2) Conventional, USDA, and Texas Cash Outs. - Approve CDs and authorize loan funding. - Review closing conditions and documentation; clear conditions once satisfied. - Ensure pre-closing documents (contracts, hazard insurance, etc.) meet all required guidelines. - Provide closing-related support to branches and assist with other closers’ pipelines as needed. - Assist with post-closing issue resolution. - Conduct all work professionally and ethically to serve customers and uphold the company’s reputation. - Willingness to work overtime and occasional weekends as needed. - Perform other duties or special projects as assigned. Qualifications - Minimum 3 years of mortgage closing experience in a retail mortgage environment. - Wholesale mortgage closing experience is required or, at minimum, considered a major advantage. - Associate degree or equivalent work experience in mortgage closing. - Proficiency in Encompass, Microsoft Office Suite (Word, Excel, Outlook), and familiarity with Fannie Mae Uniform Closing Dataset and Freddie Mac Loan Closing Advisor. - Strong working knowledge of Fannie Mae, Freddie Mac, and government lending guidelines. - Excellent written, verbal, and organizational skills. - Ability to multitask and prioritize effectively in a fast-paced, deadline-driven environment. - High level of accuracy, attention to detail, and commitment to customer service. - Professional demeanor and effective communication skills with internal teams and external partners. • Manage the final stages of the loan process by auditing files. • Prepare precise closing documents and ensure full compliance with investor guidelines. • Gather critical closing components, including Closing Protection Letters (CPL), wire instructions, title fees, verbal verifications of employment (VOE), and payoff requests. • Review title commitments and all regulatory loan file documents to guarantee absolute accuracy prior to closing. • Order, prepare, and deliver closing packages efficiently. • Input, review, and reconcile final closing and settlement fees against vendor invoices. • Distribute preliminary and final closing packages to settlement agents and Loan Originators. • Prepare and submit wire/funding requests to warehouse banks or investors. • Audit executed closing packages and authorize the release of loan proceeds. • Resolve any post-closing trailing items swiftly.
