Qualifications - Advanced English fluency in both speaking and writing (C1 or C2 required) - Three or more years of hands-on vendor and contractor management within residential property management - A proven track record in turnover coordination - Practical knowledge of what repairs should cost and how long they should take in northeastern Illinois residential properties - Committed availability Monday through Friday, 8:00 AM to 5:00 PM CST in a fully remote capacity - A reliable machine (i3 or better, 8 GB RAM or more), fast internet, and a proper home office setup with webcam and microphone - Fluency with digital tools including email platforms, Google Drive, spreadsheets, and property management systems - The kind of person who keeps multiple balls in the air without dropping any of them Requirements - Manage the full move out to move in turnover process on the maintenance side, averaging 35 units per month across an active team - Coordinate move out inspections with inspectors to capture the full condition of each unit - Review vendor quotes and build a detailed line item scope of work with accurate pricing based on company standards - Present the scope to the client for approval and collect funds before any work begins - Oversee all active projects from start to finish, keeping vendors on timeline and budget - Conduct follow up quality control checks to confirm all scope items are complete before the unit is handed off - Lead and guide the maintenance team through daily turnover operations, setting the pace and the standard - Resolve client and vendor issues quickly and escalate strategically when the situation calls for it - Onboard new vendors with the right expectations from day one to ensure consistent results - Manage and grow the vendor network to make sure we always have the right people for the right jobs - Hand off completed units to leasing as rent ready, verified against GC Property Standards Benefits - Salary: $10.00 USD per hour - Monthly Bonus: Up to 12% bonus based on performance each month - Google Reviews: $25 USD per positive Google review that references you by name - Book Club: Company funded reading program worth up to $500 per year - Referral Program: Refer a hired team member and receive a $1,000 bonus - Paid Time Off: 10 accrued PTO days per year - Paid Birthday: Take a paid day off during your birthday month - Paid Holidays: 7 paid holidays recognized annually - A currency exchange rate program ensures your compensation remains equitable regardless of your location.
