What you can expect from this role: The Director of Health & Safety leads the design, implementation, and continuous improvement of a world-class safety culture across the company's owned facilities and outsourced operations. This leader will be instrumental in driving a culture shift toward proactive risk management, accountability, and operational excellence. The ideal candidate is a hands-on, field-oriented leader who can balance a corporate and operational environments and can partner effectively with internal teams and external O&M providers to align safety standards, ensure regulatory compliance, and embed safety as a core company value. Key Responsibilities Strategic Leadership - Develop and execute a comprehensive Health & Safety strategy aligned with company growth and operational goals. - Lead the cultural transformation of safety practices at owned sites-fostering trust, communication, and ownership at all levels. - Serve as the senior advisor to leadership on all safety matters, providing insight into risk trends, leading indicators, and performance outcomes. Operational Oversight - Oversee safety programs across two power plants and outsourced operations - Establish clear contractor safety expectations, ensuring third-party O&M providers operate to company standards. - Lead audits, incident investigations, and root cause analyses to drive continuous improvement. - Ensure compliance with OSHA, EPA and state regulations, in partnership with local site leadership. Culture & Capability Building - Coach and develop site leadership teams to own safety performance and model desired behaviors. - Implement training, communication, and recognition programs that reinforce a strong safety mindset. - Promote a "speak up" culture, ensuring employees and contractors feel empowered to identify and address risks. Governance & Metrics - Establish consistent safety KPIs and reporting frameworks to track performance across owned and outsourced operations. - Partner with Operations and Development (Infra) to align safety goals with performance management systems. - Present safety metrics and insights to executive leadership and the Board. Qualifications Experience - 10+ years of progressive HSE experience in energy, utilities, or industrial operations, with exposure to data center, power generation, or infrastructure environments. - Proven success leading culture change in complex, multi-stakeholder environments. - Experience managing outsourced contractors and service providers. - Strong familiarity with U.S. OSHA, EPA regulations. Skills & Attributes - Strategic thinker who is also comfortable on the ground-able to balance long-term goals with immediate operational realities. - Exceptional communication and influencing skills across technical and non-technical audiences. - Calm under pressure, with strong judgment in sensitive or high-stakes situations. - Data-driven, outcome-oriented, and able to translate metrics into actionable insights. Education & Certifications - Bachelor's degree in Occupational Health & Safety, Engineering, Environmental Science, or related field. - Certified Safety Professional (CSP), Certified Industrial Hygienist (CIH), or equivalent credential preferred. Job Description The Regional Director of Leasing & Marketing operates as the revenue manager, brand strategist, and support team member over a specified region of properties. They work parallel with a Regional Director of Operations to support the region’s Community Managers and site teams. The ideal candidate is organized, has exceptional customer services skills, is comfortable creating and reviewing analytical reports, and presenting on leadership calls. Reports to: Regional Vice President of Leasing & Marketing Direct Reports: None Indirect Reports: Associate Community Managers, Leasing & Marketing Managers Duties/Responsibilities: The duties listed below are an outline of the Regional Director of Leasing & Marketing’s responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed. Leasing & Marketing - Provide support and oversight for all operational property marketing and leasing efforts to maximize the occupancy of the communities with the Regional Director of Operations. - Evaluate market trends and consult with property to adjust marketing strategies upon review of weekly competitor velocity. - Assist and monitor implementation of renewal and new lease campaigns and launch. - Travel annually to conduct LEASE Sales Training. - Audit and ensure compliance of digital footprint for each community as it relates to website, social media, and any ILS listings. - Review 30 Day marketing plans and ensure execution of plans as needed. - Aid property teams by advising on promotional item orders and needs for marketing event planning. Financial Management - Oversee the creation of the Annual Rate and Business Plans. - Submit concession proposals and reforecasts. - Track weekly rent growth progression for each site by evaluating YoY floor plan trends and market pre-leasing activity. - Lead all communication with Asset Management on rate projections, adjustments, and market survey related topics. - Develop and monitor the annual Advertising and Promotions budget. General Administration - Work with Community Managers to audit lease management systems and reporting. - Ensure team members comply with corporate policies and government laws on Fair Housing. - Ensure confidentiality of client, resident, and company information. - Prepare agendas for weekly 3rd party ownership calls. - Generate leasing analysis reports for Landmark senior and executive leadership team. - Ensure quarterly physical inspections of the communities are completed, including exterior curb appeal, cleanliness and neatness of exterior and interior common area amenity spaces, the leasing tour route and model units, and facilities. - Participate in weekly 4DX WIG sessions. - Assist with bonus submission auditing. Customer Service - Maintain a high level of customer satisfaction by understanding the needs and expectations of residents, prospective residents, clients, and vendors. - Ensure compliance of community team members on You Speak We Listen Programming. - Assist Regional Director of Operations in developing reputation improvement plans and oversee the execution of plans as outlined. - Assist in customer service calls that arise due to change in rate and specials offerings. Education & Experience - High School Diploma or equivalent required; Bachelor’s Degree strongly preferred. - Minimum of 4 years’ experience of off-campus student housing leasing. - Third party management experience preferred. - Previous experience in a Community Manager, Traveling Support Specialist or Regional Director position preferred. - Internal candidates must have minimum of 1 year experience as a Community Manager, Sales & Marketing Manager or Marketing & Leasing Specialist. Preferred Knowledge, Skills, & Abilities - Demonstrated proficiency in all areas of residential property management operations preferred. - Demonstrated proficiency in Microsoft Office Suite or related software. - Entrata or related software experience preferred. - Must possess excellent communication and interpersonal skills. - Must be able to manage one’s own time efficiently. - Must possess strong analytical and decision-making skills.
