My name is TJ, and I own this company. I started it from scratch, basically zero money, and we've grown it into a real homebuilder here in Washington, DC, doing 50+ deals a year, with plans to reach 150 a year by 2030. I'm rebuilding the estimating team right now (three hires) because I need people who own the outcome, not just their task. Get in early, prove it, and you'll have first shot at leading it as we scale. What are the hours? Remote, full-time (40+/week), from 7AM-4PM EST so you're in sync with our DC team. We're not trying to count minute by minute; we measure output, not seat-time. Your next step: I'm hiring three, so don't assume the seat's gone, but I move fast on the right people. If you reach the interview, come ready to think on your feet: I'll put a real situation from one of our job sites in front of you and watch how you work it. If you want to be paid like the best and you own the result, we've got a seat for you, and there won't be a dull moment. Before you hit send, re-read this ad (twice) and make sure it fits your philosophy and your pocketbook. Serious inquiries only.

• You are ultimately responsible for the success or failure of your project portfolio. You don’t just watch projects happen; you drive them to completion. • You will manage at least 10 residential projects simultaneously—5 in active construction and 5 in pre-construction. • You will orchestrate estimators, drafters, superintendents, and field teams to keep everyone in sync. • You will forecast budgets, schedules, and resource needs across every project. You are expected to identify risks and catch 'scope creep' before it becomes a crisis. • You won’t just follow a process; you will build the frameworks, templates, and tracking systems we need to grow. • When a project hits a wall, you remove the blockage. You don’t wait for permission to solve problems; you exercise judgment and take action. • You will monitor budgets and schedules daily. You must ensure field teams don't make unauthorized changes that impact our profits or timelines. • You will lead through influence and collaboration, not threats or micromanagement.

• Moving the needle: You’ll use a schedule as a tool to get things done, not just a checklist to stay busy. • Managing risk: You’ll keep an eye on the "big three": money, time, and people. You need to see problems coming before they hit us. • Handling the "spectrum": One day you might be overseeing a quick renovation; the next, you’re managing the administration for a luxury estate. • Solving problems: If a problem is at your level, you fix it. If it’s bigger than you, you alert management immediately. • Communicating: You’ll be talking to construction managers and realtors. You need to be tactful, but you also need to be able to "lean in" and be assertive when a project is stalling.
