Summary Leader Bank has an immediate opening for a residential mortgage loan Underwriter. The Underwriter will demonstrate knowledge of the mortgage industry and assist with planning and reporting in accordance with Leader Bank, compliance with federal laws, corporate standards and generally accepted quality assurance and underwriting principles. Responsibilities - Reviewing, examining, and underwriting loans to ensure soundness, accuracy, business value and compliance with the standards of both Leader Bank, our corresponding investors. - Evaluating debt ratio, loan-to-value ratios, credit score, property valuation and various other factors (including risk issues and potential fraud) - Assisting in identifying, recommending and/or negotiating alternative loan requirements, funding and/or loan-structuring solutions. - Reviewing and analyzing special conditions, loan deficiencies and exception requests to determine the appropriate action. - Coaching field personnel and brokers on technical underwriting issues, problems and/or questions. - Regularly exercising discretion and independent judgment in addressing critical business matters that have a significant financial impact. Qualifications - Minimum of two years underwriting experience. - Experience in underwriting FHA loans. (preferred) - Experience underwriting condominiums. (preferred) - Understand the legal, regulatory, economic, competitive, and technological environments which potentially affect various real-estate lending programs. - Flourish in a fast-paced inside sales workplace environment. - Possess extensive understanding of underwriting systems and their components. - Have computer skills. - Advanced customer-interface skills. - Possess excellent analytical, interpersonal and communication skills (both written and verbal) The base salary range below represents the low and high end of the Leader Bank salary range for this position. Actual salaries will vary and may be above or below the range based on various factors including but not limited to location, experience, and performance. Salary Minimum: $65,443.00 - Salary Max: $98,165.00 The range listed is just one component of Leader Bank's total compensation package for team members. What you'll do: 65% - Underwriting and Underwriting Profitability: - Underwrite new and renewal submissions, with primary focus upon manual and experience rated accounts. Pursue new business opportunities while managing existing book of renewal business. Create terms and conditions for each applicant based on underwriting guidelines, program rates and coverage forms and authority level. Work closely with and collaborate with colleagues in all disciplines including Actuarial, Claims, and Risk. Adhere to Letter of Authority without exception. Role Description The SBA Underwriter will assist the lender with their SBA Loan request by preparing a pre-assessment for eligibility, borrower checklist, lender checklist, document collection, spreading the tax returns and other financial documents, and preparing a Credit Summary for SBA Eligibility. The Credit Summary for SBA Eligibility is written in compliance with the SBA SOP and lender loan policy and guidelines. The Credit Summary is reviewed for quality control prior to forwarding to the lender. Position Responsibilities - Prepare, review, and analyze the creditworthiness of all applicant’s loan requests by spreading company and personal financial statements. - Inform Lender of the SBA guidelines for loan structure maximum rate and term depending on the loan requested. - Assist lender in preparing the sources and uses of the loan request. - Review construction budget, inventory list, FF&E costs estimate/invoices, purchase agreements, debt refinance analysis, business acquisition/partner buyout, and working capital needs. - Prepare a collateral table to assess the adequacy of all business assets and apply the SBA liquidation percentage to result in the net value for the assets. - Conduct a Business Overview to discuss the business description and history, locations, products/services, business model, management, succession plan, competition, vendors, define market area, customer base, strengths, and weaknesses of the business. - Compare business NAICS and Franchise to Coleman statistics and FRAN data for trends and success rates of the business or franchise. - Spread historical and projected financial documents to determine cash flow and repayment to show the applicant meets SOP guideline for DSC of 1.15x or better. - Analyze projection assumptions for reasonableness in obtaining the level of sales and net profit. - Determine the projected break-even and what if scenarios. - Discuss RMA Common Size ratios in comparison to the borrower’s revenues and expenses. - Analyze and spread affiliate businesses to show these entities will not be a strain on the applicant/borrower. - Analyze the principals’ and guarantors’ personal financial statement, personal tax returns and credit report. - Prepare a global cash flow and rate sensitivity spreads to determine the business and its affiliates meet the SOP guideline for DSC of 1x. - Spread historical balance sheet to compare with the common size ratios of RMA. - Prepare a pro-forma balance sheet to show how the transaction will affect the balance sheet. - Discuss the current and debt to tangible net worth ratios and compare to RMA ratios. - SBA 7a eligibility requirements include size standard analysis or alternate size standard analysis to show the applicant and its affiliates meets the SBA determinates for the Small Business. - If applicable, review CAIVRS that check for delinquent Federal debt and prior loss to the Federal Government. - Obtain Sam.gov reports for the business, for all principals, affiliate businesses, broker/agent, LSP employees and SBA Lender that show none of these entities are debarred from conducting business with the Federal Government. - Work with the Underwriting Team daily to improve the underwriting process and Lender/Borrower experience. - Able to exercise discretion and work independently to make judgements with respect to matters of significance, and able to discern items that can impact risk to the Bank. Qualifications - Bachelor’s Degree in Finance or Accounting; or other related area; or equivalent relevant experience. - Understanding of SBA Loan Programs and knowledge of eligible and ineligible loan requests. - Understanding of credit analysis to include sources and uses of proceeds, source of equity injection, collateral analysis, applicant financial analysis of repayment ability, spread of pro-forma business balance sheet, financial ratio benchmarks, working capital adequacy, business and industry overview to include management qualifications/experience, and affiliate cash flow analysis. - Minimum 6 years of commercial loans and/or SBA/USDA loan experience. - Recent underwriting experience in a high-volume environment with full knowledge of the lending requirement, regulations, and procedures for conventional, SBA and USDA loan programs preferred.
