• Develop and execute weekly, monthly, and annual marketing plans to drive qualified traffic and occupancy across a portfolio of multifamily communities, including stabilized assets and new construction lease-ups. • Lead and support new development multifamily lease-ups, building and executing strategic marketing and leasing plans from pre-leasing through stabilization. • Collaborate with local management to establish, maintain, and strengthen relationships with universities, corporate housing partners, local businesses, residents, and other key stakeholders to create strategic marketing opportunities. • Manage and optimize third-party multifamily marketing and leasing platforms (ILS, digital advertising, reputation management, and social media), regularly reviewing and refreshing messaging, campaigns, and offers to maximize lead generation and conversion performance. • Maintain accurate and detailed market source tracking within Entrata, analyzing traffic, lease-up velocity, and conversion metrics to identify high-performing traffic sources and adjust strategies accordingly. • Establish, implement, and track aggressive leasing goals, occupancy targets, pre-leasing benchmarks, and renewal strategies aligned with multifamily operational objectives. • Lead and deliver advanced leasing and sales training initiatives focused on closing techniques, objection handling, tour excellence, follow-up discipline, curb appeal standards, and effective use of leasing technology. • Support Property Managers and Regional Managers in maintaining strong reputations and market positioning within competitive multifamily submarkets. • Analyze market surveys, competitor pricing, absorption trends, and lease-up pacing to provide strategic recommendations that support revenue growth and NOI performance. • Partner closely with Leasing Managers, Regional Marketing Specialists, General Managers, Regional Directors, and Operations leaders to ensure seamless execution of marketing and leasing initiatives across both conventional multifamily and student housing communities. • Assist with due diligence, repositioning strategies, new acquisitions, and other corporate multifamily initiatives as assigned.
• Support student housing properties with on-site management functions as assigned • Assist in the development and distribution of property operations resources • Implement strategic marketing plans and support leasing efforts, including marketing execution • Ensure property management software is accurate, up to date, and fully utilized • Partner with General Managers to build and maintain high-performing, collaborative teams • Maintain professional standards of management, communication, and reporting • Deliver first-class customer service to prospects and residents; ensure requests are handled promptly and professionally • Foster a professional, friendly, and welcoming office environment • Assist with lease processing, administration, and general administrative duties • Support collections, evictions, and other legal/administrative processes as needed • Contribute to the development of the company’s core strategic plan • Fill in for open property positions as needed across the portfolio • Perform other duties as assigned by the Supervisor.
