About the Role As a Revenue Manager, you will collaborate and communicate with Regional Managers, Vice Presidents, and Asset Managers to align and implement pricing strategies. Your responsibilities include analyzing market trends, competitor pricing, and customer demand, conducting regular reviews, and providing insights for adjustments. Strong analytical, communication, and organizational skills are essential. This is a fully remote role. Preference will be given to candidates who can work from regions that align with Fairfield’s established market presence. While several preferred markets are noted, only one position is open. What You'll Do Below is a snapshot of what this role is all about. While there is more to it, this is the core focus. - Collaborate with Asset Management and Property Management teams to ensure alignment of pricing strategies and objectives. - Conduct regular reviews with Asset Management and Property Management regarding the implementation of pricing strategies through pricing changes, renewal rates or proposed adjustments at each property. - Monitor and report on pricing performance, providing insights and recommendations for adjustments. - Analyze market trends, competitor pricing, and customer demand to inform pricing decisions. - Manage Competitor Review calls and competitor environment in LRO - Ongoing review of new lease and renewal parameters, assigned amenity values, lease terms, competitor data and other rent optimization settings - Audit/Manage amenities based on supply and demand trends and identify focus areas for revenue optimization opportunities - Monitor adoption behavior by tracking pricing overrides and lease compliance. What We're Looking For Education & Certifications - Bachelor’s degree in Business, with a focus on Accounting, Finance, or Real Estate strongly preferred. Experience - Minimum 3 years of Pricing, Revenue Management, Financial Analysis, Property Operations, or Property Management experience required. - Familiarity with LRO, YieldStar, or AIRM is a plus. - Experience using Yardi a plus. - Experience with Excel, Power Point and Word required. Skills & Competencies - Ability to communicate effectively at all levels of the organization through both verbal and written communication skills with the ability to present complex data clearly. - Strong analytical skills with proficiency in data analysis tools (e.g., Excel). - Detail-oriented with strong problem-solving abilities. - Possess strong organizational skills and sense of urgency - Works well independently, takes initiative and can effectively prioritize - Strong interpersonal skills with the ability to influence, motivate and develop associates - Ability to work outside normal business hours on a regular basis due to the time sensitivity of revenue management Join Our Team! The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). • Develop and implement Fairfield purchasing and rebate programs and actively manage them once established • Own, communicate, and be accountable for the implementation of the procurement strategy • Build and continually enhance a best-in-class supplier network • Provide oversight, training, and guidance on purchasing to team members • Recruit, hire, and support the development of direct reports • Identify and implement procurement best practices • Identify and realize cost-saving and cost-reduction opportunities • Optimize procurement systems and tools used to support purchasing activities • Own and maintain procurement policies and related scorecard metrics • Lead annual procurement planning, including spend analysis and sourcing roadmaps • Design and monitor supplier scorecard metrics • Continually source new and better products, subcontractors, and material suppliers at local and national levels • Develop and oversee effective bidding, negotiating, and contracting processes and systems • Establish and maintain strong relationships with suppliers and ensure approved vendors/products are utilized at all communities • Negotiate master and national contracts to optimize pricing, service levels, and terms • Establish national accounts to maximize pricing and product availability • Participate in company-required training by established deadlines • Comply with all Fairfield standards, health and safety rules and regulations, and applicable local, state and federal laws • Collaborate with cross-functional partners to ensure procurement activities and contracts meet regulatory and policy requirements
