• Recruitment, hiring, training, and performance management of all property management team members • Facilitating growth and development of property management team members through leadership and a commitment to excellence • Provide excellent experiences for residents, vendors, community partners, investors, and owners • Conduct regular site visits as expected to achieve successful community performance • Conduct financial analysis monthly, reporting internally and externally, as needed • Work with community teams to achieve above average resident survey results • Managing property team members to provide support as needed and to ensure adherence to company policies and standard operating procedures • Successful and accurate documentation of all internal and external reporting • Oversight and enforcement of health and safety guidelines • Oversight of community key performance indicators including achieving budgeted occupancy and maintaining the property within budget • Oversight of daily accounting functions related to financial management, accounts receivable and accounts payable • Creation of community’s financial budget annually for assigned properties

• Overseeing multiple critical functions across an affordable housing portfolio. • Processing HAP (Housing Assistance Payments), rent adjustments, LIHTC compliance review, and utility/submetering management. • Monitoring revenue performance by analyzing rents, utility impacts, subsidy, and market conditions. • Conducting compliance file audits and on-site checks. • Serving as the portfolio-wide Utility Manager and collaborating with site teams. • Utilizing revenue management software for rent optimization. • Training site teams on HAP processing and compliance processes.

• The VP of Development is a strategic partner of the Company, responsible for the creation of a pipeline of affordable and workforce housing developments for the Annex Group. • Own the portion of the development lifecycle from strategic market research to site/opportunity identification and land acquisition to funding applications and awards. • Includes project feasibility and investment committee approval. • Lead Development Team to identify potential strategic commercial real estate investment opportunities within the affordable business plan of the company with the expectation of closing 2 to 4 deals per year. • Responsible for understanding State QAP (Qualified Allocation Plans) for new LIHTC developments across the United States. • Responsible for strategic responses to housing RFP’s that meet the needs of the Annex Group. • Responsible for key relationships with stakeholders to foster public-private partnerships for new housing opportunities. • Train, mentor and manage Development Team within VP’s group. • Travel to visit potential investments to ensure the best investment for the Company and its financial partners. • Guide and oversee the preparation of project proposals, pro formas, budgets, feasibility analysis, including determination of time and funding requirements. • Work with the Chief Financial Officer to develop and track the predevelopment budget related to assigned projects. • Provide project status reports for the Executive Team.
