• Identify the permits required for legal approval of the development, for the purposes of project launch and execution of construction, in accordance with current legislation, and ensure that all approval processes are properly filed; • Verify permits upon issuance, monitor expiration dates and conditions, track project execution timelines together with the Operations team, and initiate renewals when necessary; • Advise and clarify the Operations team, before and during construction, on permit recommendations and conditions, authorizations and approvals, and support compliance with requirements needed to obtain the Certificate of Occupancy (Habite-se); • Monitor and assess project changes after permit issuance and their potential impacts with licensing authorities, focusing on the terms for project completion (Habite-se); • Strive for speed and accuracy in responding to technical requirement notices (e.g., “Convite/Comunique-se”) on ongoing processes to avoid approval delays; • Coordinate and participate in strategic meetings with technical staff from public authorities, at the analyst/coordination level of the agency; • Receive and forward notifications from licensing authorities regarding questions about permits and approvals, directing them to the areas responsible for resolution (Legal – Litigation, Operations, and/or Business); • Reconcile technical-legal document information with the descriptive memorial prepared by the Real Estate Legal Department for the Incorporation Registration at the Real Estate Registry Office; • Request, follow up on, and verify the delivery of internal Projects department’s architectural permit drawings for municipal approval; • Contract and supervise external providers for various services. Monitor deliveries and authorize payments according to programmed milestones; • Prepare, track and update licensing schedules for the project launch, assessing deviations between planned and actual activities and proposing action plans to meet final deadlines.

• Address client inquiries and technical issues via phone, email, and chat, ensuring quick and professional responses. • Guide customers through troubleshooting steps to resolve technical problems. • Follow up with clients to confirm issue resolution and gather feedback on the support experience. • Diagnose and resolve software, system, or network-related issues. • Escalate recurring or complex issues to higher-level support or relevant teams. • Perform detailed logging of incidents and resolutions in ticketing systems. • Partner with team members to address complex issues and share insights during team meetings. • Create, update, and maintain knowledge base articles, FAQs, and technical guides. • Provide feedback on recurring issues to help identify areas for improvement.

• Engage with our founder’s network and amplify podcast or PR-related content in real-time • Work directly with the Founder of Alea, to bring his podcast to life and grow its audience • Manage Alea’s YouTube channel: maintain playlists, re-upload content, and ensure everything is clean and on-brand • Transform podcast transcripts into engaging, SEO‑friendly blog articles • Track performance across LinkedIn, YouTube Studio, and podcast platforms • Edit and repurpose video content into Reels, TikToks, and short-form videos tailored for each platform

• Serve as the main point of contact for a portfolio of clients, fostering strong relationships to ensure long-term satisfaction and collaboration. • Identify opportunities to enhance collaboration and improve client performance metrics through data analysis and system recommendations. • Introduce and provide demos of Alea’s Client Area and Business Intelligence (BI) tools, ensuring clients are fully utilising available features. • Organise bi-weekly or monthly check-in calls and Quarterly Business Reviews (QBRs) with top clients to review performance, address concerns, and explore upsell opportunities. • Promote monthly client promotions and gather feedback on their experience with Alea's services, including Client Area, integration processes, and overall service quality. • Review and verify monthly invoices, ensuring accuracy and resolving any billing issues with clients. • Keep client records updated with relevant promotions and discounts, and ensure smooth communication regarding any updates or changes. • Monitor and prioritise support tickets to ensure timely resolution of client issues. • Maintain systems information and document processes for future reference. • Set weekly priorities based on client needs and feedback to ensure a focused and efficient approach. • Drive new activations and encourage clients to activate additional services or content on the Alea platform. • Promote new features to enhance client offerings and improve performance Identify upselling opportunities and implement strategies to expand Alea's footprint within existing client portfolios.
