AB Facility Service

• Perform routine and preventive maintenance on building systems including HVAC, electrical, plumbing, and other mechanical systems. • Diagnose and resolve issues with building equipment and systems to minimize downtime and ensure occupant comfort and safety. • Be available for emergency repairs and act as first responder to facility issues outside of regular hours, as required. • Maintain accurate records of all maintenance and repair activities, using our facility management software for reporting and tracking purposes. • Ensure all work complies with local, state, and federal regulations, including safety standards and building codes. • Coordinate and sometimes lead small to medium-sized renovation or upgrade projects within managed properties. • Communicate effectively with property managers, tenants, and clients to address concerns and plan maintenance schedules.

• Provide strategic leadership and executive oversight for janitorial operations across multiple properties. • Develop and enforce janitorial service standards, procedures, and quality-control programs tailored to high-traffic commercial settings. • Direct and support site-level managers and teams to maintain facility cleanliness, appearance, and functionality. • Manage vendor relationships, including RFPs, contract negotiations, and performance reviews. • Establish, monitor, and report on service level agreements (SLAs) to ensure performance and tenant satisfaction. • Collaborate with property & facility managers, engineering, and security teams to deliver seamless building services. • Oversee departmental budgeting, forecasting, and cost-control initiatives. • Manage staffing strategies, labor allocation, and support onboarding of new client accounts. • Negotiate pricing and union contracts while ensuring compliance with regulatory and operational standards. • Partner with business development teams to contribute to pricing strategies and bid proposals for prospective clients.

• Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. • Working under limited supervision, monitors building system operations and performance. • Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling. • Completes assigned work orders via our CMMS ticketing system. • Consults with clients to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience. • Monitors building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities. • Oversees and inspects the work performed by subcontractors. • Responds quickly to emergency situations, summoning additional assistance as needed.

• Assist in managing the day-to-day operations of commercial building systems, including HVAC, electrical, plumbing, life safety, and mechanical systems • Support preventative maintenance programs and ensure timely completion of work orders • Troubleshoot and resolve building system issues and equipment failures • Coordinate with vendors, contractors, and building management as needed • Assist with supervising engineering staff and providing technical guidance • Monitor building performance and recommend operational improvements • Ensure compliance with safety procedures, OSHA standards, and company policies • Maintain accurate maintenance logs, reports, and documentation • Support emergency response activities and after-hours situations when required • Assist with budgeting, inventory management, and procurement of materials and equipment
