Role Description The Real Estate Acquisitions Manager will play a critical role in supporting Tidal Wave’s aggressive growth strategy by identifying, analyzing, and securing high-quality real estate sites for new car wash locations across multiple states. This role requires a strategic thinker with strong analytical skills, deep market knowledge, and a passion for building relationships that drive results. Essential Responsibilities - Site Sourcing & Evaluation - Identify and evaluate new development opportunities in high-growth markets - Build and maintain broker relationships to generate a strong pipeline of qualified sites - Conduct site visits and preliminary feasibility assessments for car wash development - Due Diligence & Financial Analysis - Analyze site-specific data including traffic counts, zoning, demographics, and competition - Work with internal teams to prepare financial models and return projections - Coordinate with legal and development teams on environmental, title, and entitlement reviews - Deal Execution - Lead negotiations for Letters of Intent (LOIs), Purchase & Sale Agreements, and other key deal documents - Manage real estate transactions from offer through closing, collaborating with key stakeholders throughout the process - Cross-Functional Collaboration - Partner with construction, legal, operations, and finance teams to ensure a smooth handoff from acquisition to development - Track acquisition milestones and provide regular updates to leadership on pipeline and project status Qualifications - Bachelor’s degree in real estate, Business, Finance, or related field - Proven track record of sourcing and securing high-traffic retail sites - 5+ years of experience in real estate acquisitions or development, ideally in multi-site retail or service-based industries - Strong financial modeling and analytical skills - Excellent negotiation, communication, and relationship-building abilities - Ability to travel regularly across assigned markets - Familiarity with express car wash, gas station, convenience store, or QSR development - Knowledge of zoning, permitting, and entitlement processes in multiple jurisdictions - Real estate license (a plus, not required) Requirements - Can pass a drug test and criminal background check - Legally eligible to work in the United States - May require flexibility in work schedule, including work outside of standard business hours - Travel may be required on behalf of the Company to support business operations Benefits - PTO is based on the company’s PTO policy - Eligibility for health, dental, and vision coverage subject to 30 day waiting period - Eligibility for 401(K), subject to plan terms - Eligibility for benefits such as life insurance, short- and long-term disability, hospital indemnity, critical illness, and accidental, subject to 30 day waiting period - Company-paid holidays - Must enroll in New Hire Benefits within 30 days of the date of hire for coverage to take effect

Role Description The Vice President of Real Estate & Development provides strategic leadership and oversight of all real estate activities, including site selection, acquisitions, leasing, construction, and development. This role is responsible for driving the company’s growth by effectively managing the real estate portfolio and ensuring alignment with long-term business objectives. Position Summary The Regional Sales Advisor is responsible for driving membership sales performance and retention across an assigned region. The Regional Sales Advisor ensures consistency in sales presentation, script adherence, and overall customer experience to maximize conversion and long-term membership value.
