Role Description Develop, progress, and track pre-construction and all construction job schedules including self-perform work. Prepare schedule and productivity impact changes and claims. Support with negotiations of changes, develop analytics, and mentor Schedulers and Project Controls and team members in Division(s). - Able to perform all essential Project Controls Manager responsibilities - Review, monitor, and control project budgets and expenditures - Regularly review financial reports, conduct cost analysis, and implement cost-saving measures to complete projects within approved budgets - Advise project teams on project controls best practices - Provide guidance, support, and training on issues such as project scheduling, cost forecasting, labor productivity, and contract compliance - Continuously evaluate and implement innovative approaches to improve project efficiency and effectiveness - Coach and mentor project controls team members, fostering professional development and promoting a culture of continuous improvement - Develop and implement strategies to mitigate risks and resolve issues during the construction process - Coordinate and lead project meetings, ensuring effective communication and collaboration among project team members and stakeholders - Understand, analyze, and communicate our Self-Perform dashboards and KPIs with the team - Prepare and present regular project status reports, highlighting key metrics and project performance - Prepare, review, and negotiate delay and productivity claims documentation - Track and analyze project progress, performance, and labor productivity - Cross-check activity durations with budget production rates - Validate quality of preconstruction and baseline schedules and narratives - Collaborate with project teams to develop and negotiate equitable time extensions or time-related claims - Understand, review, and track project schedules utilizing industry-standard software - Review project schedules for completeness and adherence to company standards - Identify critical path activities and maintain an accurate and up-to-date schedule - Prepare forensic schedule analysis in support of claims and ADR procedures - Conduct regular reviews to identify potential schedule delays, conflicts, or scope changes - Stay updated with industry trends, regulations, and best practices related to construction project controls - Follow P6 database management company best practices - Complete other responsibilities as assigned Qualifications - Engineering, Construction Management, or Architectural degree, or equivalent - 10 years of construction experience including 7 years Project Controls experience, or equivalent combination of education and experience - 5+ years of experience in scheduling and productivity claims - Demonstrated experience managing teams and driving department goals and objectives - Demonstrated experience with construction-related scheduling Critical Path Method - Proficient in construction methods and processes - Understands job cost information - Expert at P6 Professional - Expert at Microsoft Suite & Bluebeam - Understanding of construction cost accounting - Proficient in reading and understanding contracts, plans, and specifications - Working knowledge of virtual construction technology systems Requirements - Extensive experience in construction claims involving schedule delay analysis, entitlement, quantum, and labor productivity impacts - Proven ability to lead forensic schedule analyses, including TIAs, window analyses, and as-planned vs. as-built evaluations - Strong command of contract requirements and development of clear, defensible entitlement positions - Expertise in productivity analysis and inefficiency calculations - Experience quantifying time-related and disruption damages - Experience preparing and overseeing claim narratives and backup for negotiations, mediation, or dispute resolution - Comfortable partnering with executive leadership, project teams, and legal counsel to strategically manage and resolve claims Benefits - Medical - Dental - Vision - 401(k) with company matching - Employee Stock Ownership Program (ESOP) - Individual stock ownership - Paid vacation - Paid sick leave - Paid holidays - Bereavement leave - Employee assistance program - Pre-tax flexible spending accounts - Basic term life insurance and AD&D - Business travel accident insurance - Short and long term disability - Financial wellness coaching - Educational assistance - Care.com membership - ClassPass fitness membership - DashPass delivery membership - Voluntary benefits include additional term life insurance, long term care insurance, critical illness and accidental injury insurance, pet insurance, legal plan, identity theft protection, and other voluntary benefit options
• Overall management of construction project resulting in successful project completion. • Able to perform all Project Manager’s responsibilities (refer to position descriptions) • Manage multiple or large, complex projects • Estimate and establish budgets and contract price (GMP/Lump Sum) • Negotiate cost-effective subcontract and material purchases • Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material delivery • Keep project on schedule • Develop and maintain good relationship with Owner, Architect and Subcontractors • Work with Superintendent to develop safety plans and to implement safety procedures • Maintain timely and accurate reporting to management • Manage, train, and supervise project team according to Company policy • Organize regular meetings for management and subcontractors • Review contract conditions; ensure compliance with all contract terms • Supervise documentation of all significant project events, e.g., accidents, delays, Change Orders • Direct preconstruction services and activities • Negotiate, prepare and issue subcontract bid packages • Assist with business development and participate in job interviews • Maintain quality control (integrity and excellence of completed project) • Support estimating staff (bid item specialist) • Avoid or mitigate claims and conflict • Complete all job close-out procedures • Conduct warranty follow-up (1-year warranty walks) • Complete project with full or enhanced fee • Complete other responsibilities as assigned
