Pay: The expected base pay range for this position is from $45,000 to $50,000 plus additional bonus opportunity resulting in an expected total annual compensation of $50,000-55,000. The annual compensation range is based on experience, qualifications, and other relevant factors. JOB SUMMARY TheOperations Specialist IIIassiststhe Underwriting and Closing department. This positionis responsible forreviewing mortgage loan files for accuracy andassistingincorrectly and efficiently takinga file to itscompletion. JOBFUNCTIONS FileMaintenance - Confirmscompleteness of system data related to contract, closing screens, document delivery dates, and file event dates. - Responsible for adding, updating, or clearing conditions within the companyloan operating system. - Issuestheclear toclosein theloan operating system. - Assignsdue out dates for new loan submissions and conditions based on published turn times; assign files to theUnderwriting team. - Providesstatus of failed audits to ensure responsiblepartycan completetimelyresolution of audit deficiencies. Auditing - Reviewsnew loan filesfor qualityandminimum submission standards. - Identifiesand interpretspost-closing failed loan document messages. - Maintainsan overall error percentage of less than 15%. - Reviewsandmaintainsdocumentation according to required standards. - Completesa thorough checkdown of final approved loans. - Conductsrandom quality control checks of loans at various stages (Processing, Underwriting, Closing) to ensure compliance with department standards. REQUIREMENTS AND QUALIFICATIONS Education: High school diploma or equivalentrequired. - Years of Related Experience:1yearofmortgage experience.Processing or underwriting experiencepreferred. Post Closer III Department: Post Closing Work Style: Hybrid (3 days in-office) Location: Atlanta, GA Pay: Hourly/non-exempt The expected pay range for this position is from $19.23-$24.00 plus additional bonus opportunity. The stated hiring range is based on experience, qualifications, and other relevant factors. Final compensation decisions will take into account a variety of considerations, including individual skills, internal equity, and organizational needs. JOB SUMMARY The Post Closer is responsible for receiving closed loan packages, performing comprehensive file audits from note date through completion, clearing post-closing conditions after delivery to investors, and supporting all post‑purchase related functions. This role ensures data integrity, compliance, completeness, and timely sale of loans to investors. Responsibilities: Receive and Validate Closing Packages · Receive, log, and review all closing packages for completeness and accuracy. · Verify inclusion of required documents such as the Note, Final Closing Disclosure, security instruments, and investor‑specific forms. · Coordinate with closing, processing, and title companies when documents are missing or incomplete. Audit Loan Files · Conduct a full post‑closing audit ensuring all documents meet internal, agency, and investor requirements. · Confirm accuracy of signatures, dates, notarization, fee disclosures, and document formatting. · Identify discrepancies and initiate corrections with internal staff and settlement agents. · Ensure compliance with regulatory requirements, including TRID, HMDA, and company guidelines. Condition Clearing · Review investor suspense or deficiency conditions and gather documentation needed for clearing. · Communicate with investors, internal teams, and external partners to resolve outstanding issues. · Upload or submit corrective documents to investors within established timelines. · Track outstanding conditions through completion to ensure loans are purchased quickly. · Maintain accurate records of post‑purchase activities for audit and reporting purposes QUALIFICATIONS: 3–5+ years of mortgage post‑closing experience, specifically in a high‑volume lending environment. Strong, hands-on experience with: - Reviewing and auditing complete closing packages - TRID compliance and CD validation - Note and security instrument accuracy verification - Clearing investor suspense conditions - Uploading/document delivery to major investors or aggregators - Experience handling investor deliveries for Conventional, FHA, VA, USDA, Jumbo/Non-QM PHYSICAL DEMANDS: - Must be able to remain in a stationary position 75% of the time. - Constantly operate a computer and other office productivity machinery, such as a telephone, calculator, copy machine, and computer printer. - 30% communication methods completed over the phone. - Must be able to exchange accurate information at all times. - Constantly works in an indoor temperature controlled, sealed window office environment.
