• Responsible for timely and accurate support of the escrow process including, but not limited to, ordering, tracking, receiving, reviewing, and inputting data related to payoffs, taxes, assessments, HOAs, water, sewer, and other items for the purchase and refinance of real estate. • Participates in learning and development activities to expand knowledge base. • Review action lists and/or reports to prioritize work • Order or source required data (HOAs, payoffs, utilities, taxes, assessments, etc.) • Enter amounts, paid-through dates, and other required data points for each item • Add payoff and HOA information to the prelim/title commitment as it becomes available • Follow up with third parties for items not received by the due date and reorder expired items • Follow up with Pre-Closer/Escrow Assistant or Escrow Officer on information sheets and missing data • Communicate with Escrow teams on file issues and needed corrections • Use internal systems (ResWare, Outlook, shared inboxes, spreadsheets/reports) to manage daily work • Other related duties as assigned or requested

• Ordering and uploading HOA, Payoff, and Utility documentation for escrow files • Reviewing preliminary fees and supporting documents prior to closing to make sure everything is current and complete • Keeping the escrow team in the loop by flagging important file-related documents as they come in • Reaching out to outside companies to collect the documentation we need • Participating in learning and development opportunities to keep growing your knowledge base • Supporting OSN Markets as needed • Pitching in on other related tasks as they come up

• Review and analyze title searches to identify curative issues, including unreleased liens, judgments, vesting discrepancies, and other title defects. • Pull and review public records and documents from county recorder and court systems (e.g., deeds, plats, mortgage releases, probate records). • Research and resolve title issues by coordinating with lenders, prior title agents, municipalities, underwriters, and property owners. • Prepare deeds, affidavits, correction documents, and state-specific deed transmittal forms. • Order, review, and approve deeds and supporting documents from title partners and vendors. • Review and approve surveys and underwrite applicable endorsements. • Ensure all work complies with underwriting guidelines, state-specific regulations, and client-specific requirements regarding timelines, coverage, and documentation. • Request, track, and follow up on payoff statements, subordination agreements, and lien releases through online platforms or direct outreach. • Maintain accurate and organized file documentation; update internal systems with status changes, notes, and resolution details. • Prepare title reports and review clearance documentation, including divorce records, probate documents, trusts, POAs, and corporate entity documents. • Communicate requirements for what must be paid, signed, or recorded at closing. • Communicate daily with internal and external customers to provide updates, feedback, and progress on assigned files. • Collaborate with curative leads, escrow officers, underwriters, and other cross-functional partners to clear files for closing. • Maintain clear, professional communication regarding feedback, file progress, and results. • Self-manage daily workload to ensure timely completion of all tasks and adherence to internal SLAs and customer expectations.
