Role Description Business Development Managers are the key point of contact between the organization and its clients. Responsible for meeting aggressive sales targets, growing revenue and building business by identifying and seeking out new sales opportunities. - Actively seek out and close new business development opportunities and target markets through recognizing prospects, cold calling, networking and other relevant mediums. - Conduct market research to identify new business development possibilities and evaluate client needs. - Arrange meetings with potential clients and deliver compelling presentations on products/services. - Display efficiency in gathering market and customer information to enable negotiations regarding variations in pricing, delivery and customer specification. - Maintain and develop good relationships with clients through personal contact, meetings, via telephone, etc. - Assist current and prospective customers in identifying potential use cases for GardaWorld products, services and solutions by articulating compelling value propositions. - Represent GardaWorld on internal and external interactions including at client events, relevant industry and trade specific events, social and public functions, and other activities. - Extensively travel throughout the region as needed to accomplish sales goals. - Perform other duties as required. Qualifications - 5+ years of experience in selling and growing business-to-business environment base of accounts and actively prospecting for new business development opportunities. - Experience selling within the financial, technology, retail, restaurant and pharmaceutical industries preferred. - Bachelor’s degree in Business or comparable combination of education and work experience required. Role Description Provides administrative and coordination support to Project Managers and the Corporate Real Estate team for construction, relocation, and facilities-related projects across GardaWorld business units. Focus is on organization, tracking, documentation, and communication, enabling efficient project execution. Work Schedule: - Variable days and hours based on each assignment and work activities. - Overtime, weekend, and holiday work may be required. - On call 24 hours, 7 days a week for emergencies. Travel Required: - Yes, via automobile to most locations. - Airline flights as needed. Job Duties: - Support Project Managers in day-to-day execution of real estate and construction projects (offices, branches, and specialized facilities). - Maintain project trackers, schedules, and milestone logs; update status based on direction from Project Manager. - Coordinate meetings, prepare agendas, and document meeting minutes with clear action items and follow-ups. - Track outstanding tasks, deadlines, and deliverables to ensure timely completion. - Assist with preparation and organization of project plans, timelines, and reporting materials. - Process and track invoices, purchase orders, and vendor billing in coordination with Finance. - Maintain budget tracking logs (commitments vs. actuals) for Project Manager review. - Assist in compiling CAPEX tracking reports and supporting documentation. - Ensure proper coding and allocation of project costs to the appropriate business unit/cost center. - Coordinate logistics with vendors, contractors, and consultants. - Schedule vendor calls, site visits, and project meetings. - Track vendor deliverables, proposals, and required documentation. - Assist with vendor onboarding paperwork and insurance/compliance documentation. - Maintain organized digital project files, including contracts, drawings, permits, and correspondence. - Track key project and lease-related dates (permits, delivery timelines, lease milestones). - Ensure all documentation is properly filed and accessible for internal stakeholders and audits. - Assist with preparation of project closeout packages and documentation. Qualifications - Bachelor's degree in facilities management, construction management, or a related field preferred. - 5 years of experience as a Facilities or Project Coordinator is acceptable in lieu of degree. - Experience with corporate construction projects involving banks, vaults, and financial institutions is a plus. - At least 5 years of experience in a high-volume facilities management and construction project management environment. - Strong knowledge of commercial leasing, building codes, regulations, and safety standards. - Strong knowledge in CMMS, work order systems and workflows. - Excellent presentation and communication skills and ability to lead cross-functional teams. Supports efficient space utilization, occupancy planning, and workplace strategy while coordinating with Project Managers and external partners. Job Duties - Develop test fits, blocking plans, and space layouts for offices, branches, and specialized facilities. - Translate business requirements into efficient, functional space plans aligned with operational needs. - Optimize space utilization, adjacencies, and workflow (including secure areas, and operational zones). - Support development of workplace standards and space guidelines across the portfolio. - Partner with business units to understand headcount projections, operational needs, and space requirements. - Conduct space needs assessments, occupancy planning, and capacity analysis. - Document detailed program requirements for use by architects and project teams. - Align planning with future growth, consolidation opportunities, and cost optimization initiatives. - Maintain and track space utilization metrics, headcount data, and occupancy ratios. - Analyze portfolio performance to identify opportunities for consolidation, densification, or reconfiguration. - Support scenario planning (e.g., restacks, expansions, relocations) with data-driven insights. - Assist in long-range portfolio planning and capital forecasting. - Coordinate with architects, designers, and project teams (including JLL) to translate test fits into construction drawings. - Review design documents to ensure alignment with approved space plans and operational requirements. - Provide input during design development to maintain efficiency and cost control. - Partner with Project Managers to ensure space plans are executed accurately during construction. - Assist with design-related RFIs, layout adjustments, and field coordination as needed. - Support move planning, seating assignments, and occupancy readiness. Qualifications - Bachelor's degree in architecture, Interior Design, Facilities Planning or related field. - 5–7+ years of experience in space planning, workplace strategy, or corporate real estate environments. - Experience supporting office, industrial, or operational facilities (experience with security or mission-critical environments is a plus). - Experience working in multi-site, multi-region portfolios (U.S. and/or Canada preferred). - Strong knowledge of commercial leasing, building codes, regulations, and safety standards. - Excellent communication skills and ability to lead cross-functional teams. - Proficiency in space planning and design tools (AutoCAD required; Revit, SketchUp, or similar preferred). - Strong skills in Microsoft Excel (space utilization tracking, headcount analysis, scenario modeling). - Experience with space management or IWMS platforms (e.g., Archibus, Tririga, or similar) preferred. - Ability to create test fits, stacking plans, and occupancy diagrams. - Familiarity with reading and interpreting architectural drawings and construction documents.
