Location: Remote, India (flexible hours with U.S. team overlap) Engagement type: Full-time Compensation: INR 80,000 - INR 1,80,000 per month (based on experience and interview process) Please note: Only apply if you're ready to join immediately or within 30 days About Sanctuary Sanctuary builds nature - led, wellness - centered communities that feel alive. Our first 135-acre residential community in the Texas Hill Country is designed with: 🌱 Non-toxic materials 💧 Clean water and filtration systems ⚡ EMF-conscious design 🌿 135 acres of preserved land and eco - sensitive planning We are a global team (spread across 8 countries) of designers, architects, engineers, and dreamers building spaces that restore and inspire. For us, it’s not just where people live - it’s how they live. Our vision is to bring Sanctuary to major cities around the world: healthy, sovereign communities that sit on the edges of every modern metropolis. About the role We are hiring a Senior BIM Modeler who can lead from within - someone with the depth to own architectural BIM production end-to-end and the presence to set standards and mentor others. This is a great opportunity for someone who would eventually like to evolve into a Lead role in the future. You will definitely showcase your BIM authority on our projects, working closely with architects, structural and MEP consultants, and our cross-functional global team. This is not a role for someone who needs close oversight. We are looking for someone who can assess what a project needs, raise concerns early, and drive execution independently - while also uplifting the quality of the broader team's BIM output. If you've spent your career in large firms where workflows, templates, and escalation paths were handed to you, this will feel uncomfortable. We are looking for someone who can create structure where none exists, be highly resourceful to figure out the missing data, adapt when priorities shift, and stay grounded without a rigid framework around them. What you’ll do Architecture-led BIM production (ownership, not just execution) - Own the creation, development, and management of 3D architectural BIM models in Revit across all project phases - Translate complex design intent, sketches, and markups into production-ready, construction-quality models - Produce and own full construction documentation sets: plans, sections, elevations, schedules, and details - Establish and enforce model quality standards and internal BIM protocols BIM leadership and practice development - Set BIM standards, templates, and workflows across projects - and ensure the team follows them - Mentor junior BIM modelers, review their work, provide structured feedback, and raise output quality - Identify gaps in current BIM practice and proactively propose improvements - Act as the single point of accountability for BIM model integrity on all active projects Structural and MEP coordination - Lead coordination with structural and MEP consultants - federate models, manage clash detection, and resolve issues with minimal escalation - Drive BIM coordination meetings with consultants, document outcomes, and track resolution - Ensure architectural model integrity is maintained through all consultant integration cycles Visualization, planning, and master planning - Lead the production of renderings, walkthroughs, and client-facing visual presentations - Own 4D construction sequencing and planning tasks using BIM tools - Coordinate site layouts and master planning deliverables for the 135-acre project and future sites Compliance, handover, and FM readiness - Ensure all BIM deliverables align with regulatory, permitting, and compliance requirements - Prepare as-built models, record documentation, and structured handover packages for facility management What you bring - 5-10 years of hands-on BIM modeling experience, with at least 3 years in a senior or lead capacity - Bachelor's or Master's degree in Architecture or Civil Engineering - Expert-level Revit proficiency with a strong architectural modeling focus - Demonstrated ability to own and deliver full construction documentation sets independently - Experience setting BIM standards, templates, and protocols - not just following them - Strong background in multi-disciplinary coordination: clash detection, federated models, consultant management - Proven ability to mentor junior team members and improve team-level BIM output - Proficiency in Navisworks, AutoCAD, and Excel, with a working knowledge of Dynamo, is a strong plus - Prior experience with U.S.-based architecture firms or international project delivery is a meaningful advantage - Comfortable operating with high autonomy in a fast-moving, remote, cross-cultural environment - Strong communicator - able to represent BIM decisions confidently with architects, consultants, and leadership Hiring process - Stage 1: Intro interview Role alignment, experience overview, and culture fit - Stage 2: Test task A short practical assignment created by the project lead to assess your technical fit - Stage 3: Final interview Deep dive into workflows, expectations, and growth Ready to help translate architectural intent into build-ready reality? We’d love to hear from you.
